The Goals and Expectations

  • Lewis Legacy, a South Florida-based property management company specializing in short-term rentals, partnered with our agency to strengthen its digital presence and establish a scalable marketing foundation for long-term growth. With two active short-term rental properties and plans to expand into the mid-term rental market, the company needed a strategy that would increase listing visibility, improve occupancy potential, and position the brand competitively within South Florida’s highly saturated hospitality industry.
  • To support these goals, we implemented a comprehensive marketing and guest communication strategy tailored to the vacation rental market. Our services included SEO optimization for Airbnb listings, content marketing through travel guide blog posts, competitive research and positioning analysis, multichannel campaign planning, and the development of a customized growth roadmap. In addition, we created automated guest communication systems designed to improve response times, enhance the guest experience, and help the company achieve higher guest service communication scores. This is a critical factor in working toward and maintaining Superhost status on Airbnb. Together, these efforts were designed to increase brand visibility, improve operational efficiency, and create a scalable foundation for future property growth.

Our Inspiration

  • The strategy was inspired by the growing importance of branding and digital discoverability in the vacation rental industry. Many successful Airbnb operators are no longer relying solely on the platform itself — they are building recognizable brands, creating local travel content, and using personalized communication systems to improve guest experiences.
  • The approach combined hospitality marketing principles with modern digital marketing strategies commonly used by hotels, boutique stays, and lifestyle brands. The goal was to make Lewis Legacy feel less like a standard rental operator and more like a curated guest experience brand.

Data Driven Reasoning

The strategy was built around several data-driven insights:

  • Airbnb listings with optimized titles, descriptions, and keywords tend to perform better in search visibility and booking engagement.
  • Fast response times and consistent communication are major ranking and Superhost factors within Airbnb’s platform algorithm.
  • Travelers increasingly search online for local experiences, attractions, and travel recommendations before booking accommodations, making travel blog content valuable for organic traffic generation.
  • Competitor analysis revealed that many local property managers lacked strong branding, SEO-focused content, and consistent guest communication workflows,  creating an opportunity for differentiation.
  • Multichannel visibility across search engines, content platforms, and direct communication channels helps reduce dependence on a single booking source and supports long-term business growth.
